Tasked with raising and building under an ageing Ipswich property, our team uncovered a unique challenge: the house sat within a mining influence zone, complicating using a traditional slab foundation due to council regulations. We pivoted our design to focus on raising the existing structure and adding a rear extension. Navigating a maze of regulatory obstacles—mining zones, transport corridors, and heritage overlays—we designed a solution that met all requirements.
By working within Code Assessable parameters, we saved the client significant costs associated with Impact Assessable applications. Once approvals were secured, our collaboration with the client and builders intensified as we tackled unexpected site complexities and adapted designs to available materials, ensuring a smooth and successful construction process.
